Every parcel is different. We look at location, access, topography, surrounding land use, comparable sales, and — critically — what the land could become in the right hands. Our background in land entitlement and development means we can often see value that a typical buyer can’t underwrite. That’s what allows us to make offers that reflect the real potential of your property, not just its condition today.
No. We buy directly from owners — no agents, no commissions, no listing process. If you’re already working with an agent, that’s fine too. We’ll work through them.
It depends on the property and your timeline. We can often close in 30 days or less — but we’ll always work on your schedule, not ours.
